Budget ranges in USD for one straightforward floor, up to 1,500 sq ft. Prices are estimates, not fixed offers. Larger spaces, additional floors, complex layouts, and incomplete source information require a tailored quote.

Permit documentation, architect or engineer services and stamps where required, structural/MEP, Title 24, site plans, city fees, and plan-check responses are separately scoped and priced. A floor plan alone does not authorize construction or guarantee approval.

The lower end fits clear source measurements, a compact and straightforward layout, and a defined brief. The upper end allows for more rooms, detailing, and coordination within the stated scope.
Site measurement is separate from layout design. If you need both, we quote them together before work starts. Travel beyond the included service radius, repeat visits, DWG files, rush work, and additional revisions are priced in advance.
One revision round means one combined list of comments on the agreed scope. A new design direction or added floor area is a scope change. BNC corrections to its own drafting errors do not use up your revision allowance.
